About Revolt Group
We build what we manage ourselves.
Revolt Group is an international investment holding registered in Hong Kong. We build, own and operate real estate and businesses in Bali, and we sell stakes in them to private investors: one named asset at a time, never as a pool.
The company started in 2022 and grew into a team of 80+ people: property management, operations, construction, finance and legal. Seven projects are open to investors now. Four are operating and report their actual numbers. Three are in build and publish their models with assumptions. We keep the two apart, because the difference is what matters when you decide.

Denis started in Bali in 2022 with a private purchase that turned into a trade: eight units bought and resold within two months, with investors earning up to 90%. That deal showed the opportunity, and its limits: a trade is not a business.
Over the next two years he built the company around operations: an office, a team, construction, property management. In 2024 he made the decision that defines Revolt today: the company exited residential sales, returned investors their money in full, and rebuilt itself as a holding that owns and operates commercial assets.
In 2025 the holding was registered in Hong Kong. Today Denis runs a group of 80+ people across four markets.

- 2022
The first deal
Denis was looking for an apartment for himself and saw the market instead. He bought 8 units and resold them within two months. Investors earned up to 90%. A strong trade, and proof that a trade is not yet a business.
- 2023
The first team
First office, first hires. Construction of Kammora started: 26 apartments, 5 villas, 4,000 m². By mid-year the team reached 50 people. Development, property management and consulting launched as separate lines.
- 2024
The hard decision
80 employees, several completed projects, and the first instalment plans and guaranteed-yield products for finished apartments on Bali. Then the deliberate turn: the company exited residential, returned investors their money in full, and rebuilt around commercial assets. Harder to run, built to scale.
- 2025
The holding
The holding was registered in Hong Kong. An agency opened in Dubai. Negotiations started in Thailand. Four markets under one structure.
- 2026
Today
7 projects across 4 verticals. TAP and HOLA launched. Novamis in development. 60+ units under management.

How we report
Three habits, and what they cost us.
The same order applies to project pages, offers, calculators and investor reports.
- 01
The record comes before the model.
Operating assets lead with what they actually earned: occupancy by quarter, net income after every fee, the period the numbers cover. Models come second, with their assumptions printed beside them.
- 02
We never show a blended return.
A realistic case and a downside case are published separately on each project page. Averaging them would produce a more attractive single number and a less useful one.
- 03
One record, one set of numbers.
Each project has one record behind it: price, occupancy, income, method, documents. The public page, the calculator, your agent’s offer and your quarterly statement all read from it. If a number changes, it changes everywhere at once.
Where this came from
Built in Bali. Structured in Hong Kong.
The company started in Bali and the operating portfolio sits there: Batu Bolong, Canggu, Seseh, Ubud. That concentration is a choice. We build in markets where our own team can walk into the asset, read the management report and check the occupancy in person.
The first assets were short-stay property, and property still carries the operating record. Business verticals came second: a padel resort with four courts, a 1,700 m² wellness centre in Ubud opening Q1 2027, a bar in Canggu. Each is run by the same group, not licensed out.
Dubai and Thailand are next: a real estate agency in Dubai, a construction company and a planned wellness and sport resort in Phuket. We will describe them the way we describe Bali, once there is something to report.
Structure
A Hong Kong holding over the assets.
The holding is registered in Hong Kong: a common law jurisdiction, investor rights protection and transparent corporate governance. Hong Kong is not an investment market for us, it is the operational and financial centre of the group. Each project under the holding has its own ownership structure and its own set of documents: leasehold or freehold for property, share agreements for the businesses.
Who runs this
80+ people, close to the assets.
The team covers property management, operations, construction, finance and legal. The people who send investor reports are the same people who sign the management accounts on the ground. Finance owns the reported figures and the quarterly statements. Operations owns the assets and the source data. Nothing is published as a fact until both have signed it.
